You own the lot — we build the home. This is the most common arrangement for custom home construction in Tampa. Our Custom Home Building Process

Every project runs the same disciplined path. No surprises, clear numbers, one point of contact from first visit to final walkthrough.

Initial consultation

Detailed construction estimate

After plans are finalized, we produce a line-by-line estimate covering every material, labor cost, permit fee, and subcontractor. We include a contingency line (typically 5-10% of total cost) for unforeseen conditions.

v.

Contract and permitting

We execute a fixed-price or cost-plus contract (your choice, with clear documentation either way) and begin the permit process. New construction plan review takes 2-6 weeks in Tampa/Hillsborough County.

Construction
